Friction

The world’s most extraordinary properties — penthouses commanding Manhattan, villas suspended above the Côte d’Azur, châteaux with centuries of history in Tuscany — were being presented with the same standardised tools as any ordinary listing. The name promised curatorial theatre. The experience delivered a spec sheet. At this level, that gap isn’t cosmetic — it’s commercial, and it was costing the brand its rarest mandates.

02

Focus

The answer was hiding inside the brand’s own name. Ultra-wealthy clients don’t buy homes — they collect properties the way they collect art. Every acquisition is an act of curating their own legend. Three centuries of curatorial method already existed inside the parent company. The task wasn’t to invent a new one. It was to transplant it, in full, into every property interaction.

03

Shift

Repositioned as “Curators of your life’s collection,” the experience was rebuilt across four dimensions. A proprietary storytelling system treats every property as a work to be contextualised — its architectural lineage, its cultural resonance, the lives it has sheltered. A sensory protocol borrowed from gallery openings choreographs light, pacing and silence into every viewing. Advisors underwent a genuine cultural transformation, trained to read aesthetic aspiration and family legacy rather than budget and square metres. And an editorial ecosystem now presents each property with the visual authority of the world’s great art catalogues.

04

Impact

Sotheby’s achieved what the industry considered structurally impossible: buyers who negotiate everything now pay full value, because the experience of acquiring the property justifies the price before any counter-offer is even raised. Clients increasingly contact the agency not for a property they’ve already identified, but because they trust it to reveal the one that matches the life they intend to build.

I buy Basquiats at Sotheby’s in a room where every detail is orchestrated to create desire. Then I look for a $40 million property and receive a PDF talking about square footage. The inconsistency is staggering.
